Construction Document Review
“Construction document review” is a broad term that may be used to refer to a variety of review types: coordination reviews, code
reviews, design reviews, etc.
Any sort of review that looks at construction documents can be called a “construction document review.” And the term construction document can include drawings and specifications, as well as permits, contractor submittals, contracts, change order forms, request for information (RFI) forms, etc. Basically, any and all documents that may be needed to build a building can be called a construction document.
Does the Nigro Firm do Construction Document Reviews?
The Nigro Firm only performs coordination reviews on a subset of the construction documents: the drawings and specifications.
Since the Nigro Firm does work for projects all over the world, there is no way that we can keep up with the codes, ordinances, etc. required for each country, state, county, and municipality. Thus, we don’t offer code reviews.
We do not do design review that evaluates the design or judges the validity of the design and it’s adherence to design principles. There are multiple reasons for this. First, we are not privy to all design requirements and decisions between the Owner and the A/E team, and between the members of the A/E team. To get up to speed on that information would make us “too familiar” with the project and we would loose the advantage of having an “unbiased” view of the construction documents. Second, if we were commenting on the load calculations of the structural engineer (i.e., challenge the A/E team’s design decisions), we have spent too much time re-doing the engineer’s job. Our review philosophy assumes that people know how to do their jobs, but that gaps can occur when multiple people are on the team and some things fall through the cracks when coordination is involved. Third, if we were to evaluate the design elements of a set of construction documents, we wouldn’t be able to hire anyone other than registered architects and engineers. And this would be a shame since some of our best coordination reviewers are highly experienced trades people (such as our Master Electrician).
By focusing our reviews on coordination of the drawings and specs, we can specialize and offer excellent quality in an area that may be a source of 50% or more of the RFI’s, change orders, and cost overruns experienced in a typical construction or capital improvement program project.
