Construction Document Coordination Review

A “construction document coordination review" looks at construction documents (drawings and specs that are ready to be built from, i.e., 95-100% complete) and focuses on coordination errors, omissions, variances, and discrepancies.

The coordination is performed between disciplines, as well as within disciplines. It is also performed between the drawings and specifications.

As a broad overview, a construction document coordination review, like KeenLook:

• Verifies that data which appears in two or more places matches.
• Verifies that systems (mechanical, plumbing, electrical, security, A/V, fire alarm, etc.) and architectural and structural elements are consistent and complete.
• Verifies that items and elements given in one discipline are supported in all other required disciplines.
• Verifies that two or more different items are not shown to be in the same location.
• Verifies that information is logical and makes sense.
• Points out areas that appear to be missing sufficient detail or information to build.

A Typical KeenLook Construction Document Coordination Review Step

For a simple example, let’s say the mechanical drawings show an HVAC unit on the roof. A construction document coordination review would then check the following:

• The HVAC unit appears in the Mechanical Equipment schedules in the mechanical drawings, and the entry appears complete.
• The scheduled HVAC unit appears in the specifications and any data that appears in both places matches.
• The scheduled electrical characteristics (voltage, horsepower, and phase) match the values given in the electrical drawings (there may be a Mechanical Equipment schedule in the electrical drawings, or the electrical characteristics may appear on the electrical power floor plans, or a circuit may have to be tracked down and a panel schedule consulted).
• The structural drawings show additional supports for the roof to handle the HVAC unit’s weight.
• The architectural roof plans show the HVAC unit, walk paths to service areas for it, and roof openings and flashing & curbing details for duct penetrations through the roof.
• The plumbing drawings show drip pan details and condensate piping support for the HVAC unit.
• The mechanical floor plans show the duct continuations down through the building with full connectivity (i.e., no “orphan” pieces of ductwork).

• The mechanical drawings and or details clearly show the air flow into and out of the HVAC unit.
• The mechanical drawings and/or specifications give the controls diagrams, points lists, and sequence of operations for the HVAC unit.
• Any motorized dampers used to control air flow into or out of the unit (e.g., to control whether return air or outside air is to be input into the unit) shown on the floor plans match the controls diagrams, and appear on the electrical power plans.
• Any fire dampers, smoke dampers, and/or combination fire smoke dampers serving the HVAC unit that appear on the mechanical plans match the architectural fire ratings of walls/ceilings, appear on the controls diagrams, and are supported by electrical (if not battery operated), and appear on the fire alarm drawings and risers.
• If the project includes an Air Flow Diagram, the diagram matches the mechanical floor plans.
• All associated accessories (fire dampers, motorized dampers, louvers, drip pans, etc.) appear in the specifications.
• Section cuts through the mechanical plans and the architectural plans are consistent with the HVAC unit.
• All other discipline roof plans do not show another item in the same location as the HVAC unit.
• All detail call-outs for the HVAC unit are consistent with all of the other data shown in the project.
• All general notes are consistent with the HVAC unit. For example, a general note may state that the location of an outside air input must be some distance, or greater, from all exhaust air locations.
